Post- Covid, business owners are reevaluating their office space due to the impacts of hybrid and remote work. As a result, square foot requirements are diminishing. With a smaller office "footprint", the efficiency of a workspace is of prime importance.
Office Floor Plans
- An in person inspection of a PRE-BUILT OFFICE will allow you to determine if the space is sufficient for your current and future business operation.
- Building owners should provide you with an AS BUILT plan that includes the dimensions of the offices, conference room, bullpen, reception, IT/Storage room, etc. This is essential for furniture and network installations.
- In leases where a Landlord agrees to BUILD-TO-SUIT an office, it should provide an architect to consult with you and develop FLOOR PLANS. The FINAL PLAN is used for construction and will be an Exhibit attached to the Lease.
- When a Tenant manages the construction of its own office (usually with a cash contribution provided by the Landlord), it is important to retain an architect prior to the LEASE SIGNING. The architect will: (1) determine if the building and space comply with Building Codes; (2), create a FINAL PLAN for approval by the Landlord; and (3) Submit the FINAL PLAN to the Building Department for approval.

(2) The field that is labeled “Circulation Area” (at the bottom) refers to the travel corridors within a space. We recommend using a value of 15%.
(3) The field that is labeled “Core Factor” (at the bottom) is interchangeable with the term “Loss Factor”. We recommend using a value of 28% if you are renting a single Tenant floor, and 32% on a multi-Tenanted floor.
Note: Loss Factors vary from building to building.
