About the Expansion

In 2019 Cogent Realty Advisors represented Plural Strategy and negotiated a 2,771 rentable square foot sublease from a hedge fund at 915 Broadway. Plural’s business expanded during the Covid-19 pandemic and in early 2022 Cogent began searching for a larger office in the Madison Square Park neighborhood and organized a series of inspection tours. Coincidentally, a space adjacent to the sublease office became vacant and Cogent recommended the combining of this unit with Plural’s  premises. This allowed Plural to continue to benefit from the building’s high quality work environment and avoid the challenges of a physical relocation. Cogent’s negotiations included: (1) the early termination of the sublease; (2) a new lease for the combined premises totaling 3,606 rentable square feet; and (3) renovations managed by the Landlord.
