Costar, the Commercial Real Estate Information Company reports that in the first quarter of 2022 the vacancy rate for SOHO office space was 12.2% with an average quoted asking rent of $57.08 PSF (per rentable square foot, per annum.) Historically, the pricing for commercial space east of Lafayette Street has been discounted due to slack demand. Offices in SOHO are leased by a diverse group of Tenants including fashion, cosmetics, media, advertising, architecture/design, art and private equity firms.
SOHO is unique among NYC office submarkets. It is primarily comprised of small loft buildings each with their own personality. The building owners are mostly “boutique operators”, and institutional owners and REITs are few and far between. Many SOHO loft building have limited amenities. Although some lobbies are renovated and include a doorman, many are not. Elevators are often compact and designed for low traffic. Smaller loft buildings offer Tenants the opportunity to occupy a private floor. Buildings with large divided floors may have offices with irregular dimensions and limited window lines.
